1. Roommates and Property
This Roommate Agreement (the "Agreement") is made on [DATE] between the following roommates (each a "Roommate"): [ROOMMATE 1 NAME]; [ROOMMATE 2 NAME]; [ADD MORE AS NEEDED], who share the residence at [PROPERTY ADDRESS] (the "Home"). The Home is rented under a lease with [LANDLORD NAME] dated [LEASE DATE] (the "Lease").
2. Relationship to the Lease
This Agreement is between the Roommates only and does not change the Lease or any Roommate's obligations to the Landlord. The Roommates named on the Lease are [NAMES ON LEASE]. Each Roommate agrees to follow the terms of the Lease.
3. Rent
Total monthly rent is [TOTAL RENT AND CURRENCY], split as follows: [ROOMMATE 1]: [AMOUNT] for [ROOM DESCRIPTION]; [ROOMMATE 2]: [AMOUNT] for [ROOM DESCRIPTION]. Each Roommate will pay their share to [the Landlord directly / ROOMMATE NAME, who will pay the Landlord] by the [DAY] day of each month. A Roommate who pays late is responsible for any late fees caused.
4. Security Deposit
The security deposit of [DEPOSIT AMOUNT] was paid as follows: [ROOMMATE — AMOUNT]. Any deductions from the deposit at the end of the Lease will be shared among the Roommates responsible for the damage or charge, or equally if responsibility cannot be determined.
5. Utilities and Shared Expenses
Utilities and shared services, including [ELECTRICITY, GAS, WATER, INTERNET, STREAMING], will be split [equally / as follows: SPLIT]. Accounts are held by [ROOMMATE NAME], who will share bills within [DAYS] days of receipt; each Roommate will pay their share within [DAYS] days. Shared household supplies will be [bought on rotation / paid from a shared fund of AMOUNT per month].
6. Rooms and Shared Spaces
Bedroom assignments: [ROOMMATE — ROOM]. Shared spaces include [KITCHEN, LIVING ROOM, BATHROOM(S), LAUNDRY, PARKING]. Roommates will not enter another Roommate's bedroom without permission. Personal food and belongings will be kept [LABELLED / IN ASSIGNED SPACES].
7. Chores and Cleanliness
Roommates will keep shared spaces clean and tidy. Chores will be shared as follows: [CHORE SCHEDULE, e.g. weekly rotation of kitchen, bathroom, and trash duties]. Dishes will be cleaned within [TIME PERIOD].
8. Guests, Noise, and House Rules
Overnight guests may stay no more than [NUMBER] nights in a row or [NUMBER] nights per month without the agreement of the other Roommates. Quiet hours are [QUIET HOURS]. House rules on smoking, pets, parties, and use of shared items: [RULES]. Each Roommate is responsible for the conduct of their guests.
9. Moving Out and Replacement
A Roommate who wants to move out must give the other Roommates at least [NOTICE PERIOD] written notice and remains responsible for their share of rent and bills until [the end of the notice period / a replacement approved by the remaining Roommates and the Landlord moves in / the Lease ends], whichever applies. Any replacement must be approved by the remaining Roommates and, where required, the Landlord.
10. Disputes and Changes
Roommates will try to resolve disagreements by talking openly and respectfully, and hold a house meeting if needed. This Agreement may be changed only in writing signed by all Roommates. It is governed by the laws of [GOVERNING LAW JURISDICTION].
11. Signatures
The Roommates agree that this Agreement may be signed electronically and in counterparts, and that electronic signatures have the same effect as handwritten signatures.
