Residential Lease Renewal Agreement template

A lease renewal agreement extends an existing residential lease for a new term, recording any changes to rent or other terms while keeping the rest of the original lease in force.

1. Parties and Original Lease

This Lease Renewal Agreement (the "Renewal") is made on [DATE] between [LANDLORD NAME], of [LANDLORD ADDRESS] (the "Landlord"), and [TENANT NAME(S)] (the "Tenant"). It renews the residential lease dated [ORIGINAL LEASE DATE] (the "Original Lease") for the property at [PROPERTY ADDRESS, INCLUDING UNIT NUMBER] (the "Property").

2. Renewal Term

The Original Lease is renewed for a term beginning on [RENEWAL START DATE] and ending on [RENEWAL END DATE] (the "Renewal Term"). [OPTIONAL: At the end of the Renewal Term, the tenancy will continue month to month unless either party gives NOTICE PERIOD written notice.]

3. Rent

From the start of the Renewal Term, rent is [NEW MONTHLY RENT AND CURRENCY] per month [ALTERNATIVE: rent remains unchanged at CURRENT RENT], due on the [DAY] day of each month, payable by [PAYMENT METHOD]. Any rent increase has been notified in accordance with applicable law.

4. Security Deposit

5. Changes to Terms

6. Occupants

The Property will be occupied only by the Tenant and the following persons: [OCCUPANT NAMES]. Any additional long-term occupants require the Landlord's prior written consent.

7. Condition of Property

The Tenant accepts the Property in its current condition, except for the following items the Landlord agrees to address by [DATE]: [REPAIRS OR "None"]. The move-in inventory and condition report from the Original Lease continues to apply for deposit purposes.

8. Original Lease Remains in Effect

Except as changed by this Renewal, all terms of the Original Lease remain in full force and apply during the Renewal Term. If there is a conflict between this Renewal and the Original Lease, this Renewal prevails. This Renewal is governed by the laws of [GOVERNING LAW JURISDICTION] and does not limit any rights the Tenant has under mandatory local tenancy law.
