Cleaning Services Contract template

A cleaning services contract sets out which areas a cleaning business will clean, how often, at what price, and how access, supplies, damage, and cancellations are handled.

1. Parties

This Cleaning Services Contract (the "Contract") is made on [DATE] between [CLEANING COMPANY NAME], of [COMPANY ADDRESS] (the "Cleaner"), and [CLIENT NAME], of [CLIENT ADDRESS] (the "Client").

2. Premises

The Cleaner will provide cleaning services at [SERVICE ADDRESS] (the "Premises"), a [TYPE OF PREMISES, e.g. 3-bedroom house / 5,000 sq ft office].

3. Scope of Services

The Cleaner will perform the tasks listed in [EXHIBIT A / CHECKLIST], including: [TASKS, e.g. dusting surfaces, vacuuming and mopping floors, cleaning kitchens and bathrooms, emptying trash, making beds]. The following are excluded unless added in writing: [EXCLUSIONS, e.g. inside ovens, windows exterior, carpets, biohazards, heavy lifting].

4. Schedule

Services will be provided [FREQUENCY, e.g. weekly / every two weeks / daily Monday to Friday] on [DAY(S)] between [TIME WINDOW], starting on [START DATE]. If a scheduled visit falls on a public holiday, it will be moved to [ALTERNATIVE DAY].

5. Fees and Payment

The Client will pay [AMOUNT AND CURRENCY] per [VISIT / MONTH / HOUR]. Additional tasks are charged at [RATE]. The Cleaner will invoice [INVOICE FREQUENCY], and invoices are due within [NUMBER] days. Late payments incur a fee of [LATE FEE]. Prices may be changed with [NUMBER] days' written notice.

6. Supplies and Equipment

The [CLEANER / CLIENT] will provide cleaning supplies and equipment. [IF CLIENT: The Client will provide the following products: LIST.] The Cleaner will use [STANDARD / ECO-FRIENDLY / CLIENT-SPECIFIED] products and will follow any reasonable instructions about surfaces requiring special care.

7. Access and Security

The Client will provide access to the Premises by [ACCESS METHOD, e.g. key, lockbox code, being present]. The Cleaner will keep keys and access codes secure, lock the Premises on leaving, and return keys when the Contract ends. If the Cleaner cannot access the Premises at the scheduled time, the visit may be charged in full.

8. Cancellations

The Client may cancel or reschedule a visit with at least [NUMBER] hours' notice without charge. Visits cancelled with less notice are charged at [PERCENTAGE]% of the normal fee.

9. Damage and Satisfaction

The Cleaner will take reasonable care with the Client's property. The Client will report any damage within [NUMBER] hours of a visit, and the Cleaner will repair, replace, or compensate for damage caused by its negligence, up to [LIMIT]. The Cleaner is not responsible for pre-existing damage, normal wear, or items that were improperly secured. If the Client is not satisfied with a visit, the Cleaner will re-clean the affected areas at no charge if notified within [NUMBER] hours.

10. Staff, Insurance, and Non-Solicitation

The Cleaner is an independent contractor and is responsible for its staff, wages, and taxes. The Cleaner maintains liability insurance of at least [AMOUNT]. During the Contract and for [NUMBER] months after, the Client will not directly hire the Cleaner's staff who serviced the Premises without the Cleaner's written consent, [OR: will pay a placement fee of AMOUNT].

11. Term and Termination

This Contract begins on [START DATE] and continues [FOR TERM / UNTIL TERMINATED]. Either party may terminate with [NUMBER] days' written notice, or immediately for material breach.

12. Governing Law
